A land-home package is simpler than it sounds — but the details matter, especially the part that makes it mortgage-eligible.
Why a permanent foundation makes this real property
A manufactured home that sits on wheels or blocks, with its title still active, is personal property — the same legal category as a vehicle. That's what limits financing to short-term, high-rate "chattel loans."
We do it differently. Every home we sell is permanently affixed to a site-built foundation on land we own outright, with the manufacturer's title retired at closing. Once that happens, state law treats the home and land as a single piece of real estate — appraised, taxed, and financed exactly like a stick-built house.
That single distinction is what unlocks 30-year, fixed-rate mortgages instead of short-term personal loans.
Financing options
Because our packages qualify as real property, buyers can use standard mortgage programs.
FHA
3.5% down minimum. The most common path for first-time buyers of land-home packages.
VA
0% down for eligible veterans and service members, often with competitive rates.
USDA Rural Development
0% down in eligible rural areas — many of our counties qualify.
Conventional
As low as 3–5% down for well-qualified buyers, no government backing required.
